Are you preparing your home for sale? If so, you may be in need of quality real estate advice so you can avoid something every homeowner fears: a costly mistake.

You can find a lot of "how to" online advice when preparing your home for sale, some of which I, as a real estate agent, agree with and endorse. Here are a few pieces of advice I think you should consider.

First, de-clutter your home for sale by removing personal pictures and knick-knacks and organizing closets, cupboards and general storage for maximized functionality. Increase street appeal by replacing or sprucing up the front door and taking a critical look at your landscaping. Make rooms feel spacious with neutral colour pallets and minimal furniture.

 Don't Make a Costly Mistake

However, if there are known issues with bowed or seriously cracked basement walls or water seepage, it would be prudent to not ignore these areas, especially if your aim is to sell for top dollar. By ignoring foundation and structural issues, time and money invested on cosmetic improvements may not pay back - and you will likely have a difficult and disappointing real estate experience.

So the first "to do" is to look at your home's foundation - a major component to its structural integrity. If you suspect problems, discuss this with your real estate agent. An experienced REALTOR® will advise on how to have the problem assessed.  Also an experienced REALTOR® will provide peace of mind by discussing past situations similar to yours and the remedies that were taken.

You should also take a good look at the slope of your grading, plus your eaves and downspouts. If water is moving towards your foundation it could be enough to turn buyers away. Aim to correct this immediately!

This is a problem because water pooling against a foundation will eventually compromise the integrity of the concrete. Therefore, when pooling water is evident, buyers will consider the age of the home's foundation and the possibility of an existing problem being masked by finished interior walls. Most buyers will turn away, wanting to avoid costly foundation issues in the future, while those willing to write an offer will expect to have their risk offset by a low purchase price.

Often situations can be remedied in advance, in a short period of time and for much less than what a buyer's expected discount would be. This will then make your home marketable to a wider audience, as well as increase its demand - and thus its selling price.
